I own a MTR management company in Los Angeles, currently managing 27 properties.

I have 0 experience managing STR properties, but lots of experience using Airbnb from my travels 😅 I am halfway reading Avery Carl’s book on STR.

We run into this especially at out parcels in grocery anchored centers, and our users generally can't make a ground lease work for the business case so the next best thing does tend to be the BTS or we often do Reverse BTS deals where the majority of the building design and management etc is done by the tenant. 

I joined with the intent to surround myself with others in the field and build my confidence and understanding of the subject matter (:I live a disciplined lifestyle when managing my expenses and living below my means.

If your trying to redeploy your capital,  do you think that you can get more than 8.5% through other projects and could you do that more than once during that 4.5 years? 

@Melissa Sejour a good property manager will give you a lot of information that you care about.

I closed last week.Of course, we manage ourselves, so even if you take off 10%, it's still a healthy return. 

The next house we bought, we definitely made sure not live off of a busy street lol.My suggestion, talk with a property management company. 

The construction project in question would be in West Philly, if that's helpful.
