But with a condo, I get to save on the outside expense (x%) and in return pay an HOA fee.Now, I realize that the condo association will not make the exact same decisions that I might make on each occasion and therefore the HOA fee may be slightly less optimized than my normal x%.

I've wholesaled REO's on multiple occasions but I'd prefer dealing with a homeowner.To wholesale an REO you will need a significant earnest money deposit (normally at least $1,000), proof of funds/financing, and you will need to double close the property (probably needing transactional funding in Cali).

I admit that I don't check out the property listing very often, but I just learned that you can sort through these very easily and also check out deal were people are looking for partners.For anyone that doesn't visit the resource center on occasion you may be missing some good resources.
