Do you really believe  that someone with no capital, no experience, and limited education provided by 2 weekends at a guru boot camp is really going to be able to earn $100k annually by finding properties experienced investors spending $10k monthly on marketing to find have somehow missed, and then negotiating prices 50% below real value and flipping the properties to seasoned investors?  

Always keep in mind the value of your hard-earned contracts, and don’t let a buyer push you into a corner.

I will definitely be applying everything you mentioned.When you price down during off season does it positively or negatively affect your monthly earnings ? 

Thus the $3000K interest I earned from my hard money personal loan to my investor friend is considered "Portfolio Income" and will be reported and taxed at my personal tax rate.

It makes sense, most have no credit, no balance sheet yet  possess this desire to own real estate with no proper direction or understanding of the business  and this is the unfortunate outcome.
