To their credit they're being pretty transparent about how this went down and they say they've hired a lawyer to take action against the inspection company they hired.  

It's a risky course of action for me, but it's the best option I could see for myself given the means at hand.

I have personal guarantee, Mortgage note, promissory note.Now borrower(investor) neither paying monthly interest, nor responding to any phone call etc.What should be my immediate action. or series of steps.Definitely I will reach out to attorney. but in the mean time, I though asking here, if anyone has any advice.Thanks

Primary mortgage rates aren't terrible currently, hovering around 6% and a quarter, depending on the borrower, so I wouldn't let this stop you from taking action.

However, I think we can all agree that the number of books you read and the number of podcasts you listen to are essentially irrelevant until you start putting that knowledge into action. 

I find myself getting too attached to the cash flow numbers that it has prevented me from taking action.
