I sold myself the wrong type of policy because I was inexperienced and I was following my training. 

I have someone who I want to pitch to be a private investor and fund a flip from start to finish.Wondering if anyone has experience doing this and would like to offer some advice.Also looking for any recommendations as far as how to ideally structure the funding for the deal.Thank you there is no right or wrong answer, negotiate with the funder.

I definitely will have a management plan in place as I work with out of state investors here and can see how things go wrong if you do not plan accordingly.

So it goes both ways.To say some have not done that would be wrong.

I don't believe it's possible to cover every possible contingency on what can go wrong, but I also don't believe in adding contingencies as I've been around long enough to see people be sued in other arenas for all kinds of dumb stuff that isn't warranted but is allowed. 

Not that there is a right or wrong answer, just curious as to your meaning.  

Please, guys before you say something, put some thought into it because you come across as "knowledgeable," and people will fall for it while you're steering them the wrong way.Please stop telling people it's about patience and persistence.
