Major metro, State capitals, cities with many colleges and universities, and hospitals are always good options.

I went to Hampton University and definitely may end up back in the area if I get stationed in Norfolk again.

@Mike SpringerWe use a company called Universal Credit, but they do require approval (and I believe a yearly inspection).The note seller may also be able to provide a credit report.

There are current tenants and leases until next spring and our rental market is strong due to the local university.

Hey guys,I've gotten a proposed good deal on a fourplex / quad in the NW areas near Oakwood University off along Sparkman Dr NW, I believe it's on Cotton Row NW.. 

There are rows and rows of duplexes in these areas and their relatively to Chestnut/Market/walnut st  and the universities make them attractive areas.  

I believe some of the universities around me have real estate programs so they might have some resources as well. 

The higher ends are full houses or apts with amenitiesProperty is located within blocks of a Cal State University so rental demand may be consistentCOC ROI is fairly low, but I’m comfortable getting a ~5% return on my first deal if it means that this is a learning experience.
