It's the newbies that dream of the millions they will make that fall for the snake oil that gurus sell them about protecting the millions they have not made yet with costly, complicated, ultimately ineffective LLC filings that they can teach you about for $500+.  

So, the handyman goes out, pulls the toilet, snakes it, then goes outside and snakes the cleanout we have on the house, puts the toilet back on, and charges me 575.00.

We ran snake test on drainage and also tested washing machine - no dirty water coming issue discovered.

I would write into your lease specific clauses regarding high risk items i.e. no swimming pools, water beds, trampolines, types of pets (dogs, snakes etc).Consult your attorney on the lease and I'm sure your insurance agent can guide you but I would think $500k per occurrence is enough.

You can buy a decent 1/4 in. hand drill snake at HD or Lowes for thirty bucks if you or your handyman doesn't have one.
