@Andrew Postell is there a software or app to know how much you can probably get refinanced for or do you just look at comps?

If they do not, I submit it's quite easy to do an internet search to find out what restrictions there may be in your state.

If the numbers work at a lower price point, then find an investor-friendly agent that is willing to submit offers for you.

Do you know any tenant screening software can do the credit and background check in this case?

Get pre-approved and submit offers on whatever property you like.

That being said my tenants rebelled when I tried to use a management software and overwhelmingly said they didn’t trust an App they didn’t know and wouldn’t use it.

Instead, rely on comps that sold nearby for value and look at more trustworhy rental data softwares like rentometer.

The software is really intuitive and easy to use.

But when I was an agent, learning some basic Python and VBA (Excel) really helped me save time in the process of collecting and analyzing real estate data.I've been working with technology for the last 25 years; sometimes you don't need sexy, you just need a tool that works.It's a sin that, we technologist, fall for often: searching for sexy instead of "this old thing just works" :) Agreed, though in my experience, a lot of real estate professionals are far from the most technical people, so having clean and intuitive software UI is very key... but then again the MLS exists and that to my knowledge still doesn't have a back button... lol
