I've been scouring the forums, but many of the posts are out of date and the responsive realtors have no recent posts (which seems a little odd) or are self recommending.While I'm not against self recommendation, it seems like an honest referral carries a little more weight.

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

Maybe you will get a recommendation here but if not you can scour  craigslist/facebook and followup with looking at the website and or floors they have done.

Hey @Brandon Nahale I too am looking to purchase small multifamily deals here in OKC so I am constantly scouring all resources possible to find deals.

I have been scouring a lot of Canadian town and cities and have not come across any properties that rent at 1% of houses value let alone 2%.

I've also been scouring the Maui market for the last week or so looking for the same. 

We've been scouring deals for ~2 years now and this is the first one that meets my personal requirements (ie. cash flow >$100/mo/unit and 4 units).
