The short term rental is more aligned with my long term goals, but it is just skipping ahead by a few years and skipping over the 3 long term rentals I had Initially planned for my portfolio.Do I keep the property and maybe drop the rent under market value, while also coming about of pocket until we find new tenants, or sell and use the equity towards short term? 

I also recommend planning ahead for problems: unpaid rent, tenant breaking the lease, abandoned property, lease violations, etc.

One of the first things we say to them is that "We only want to buy if you want to sell" People are coming to us to solve their problem and they've decided well ahead of time that selling the home solves their issue.

Some blocks are worse than others but if you do your due diligence you'll come out ahead.

They might also drop and then everyone comes rushing back in and making it harder to find a good deal. 

I had thought of advertising the properties ahead of time to sell them before construction starts and give people the option to pick a few details on their own just to get the properties sold ahead of time to help with financing.

A lot of the time event hosts will not reach out ahead of time, so I would just show up and see if it is still active.

We utilize an engineering department and do a LOT of analysis to ensure our insureds are adequately protected while also pleasing our broker(s).I studied finance in college and would confidently say I'm ahead of the curve in equity investing (stocks).
