When a prospect fills out my application (easy to integrate) if they lease from us the move in takes care over putting in all the info from their application. 

Family has no interest in taking on the project.

I do not know if you personally would have to provide proof that the mold had been remediated but there are companies that can come in, take indoor air samples, send them to a lab to identify the species and concentrations of spores, write a remediation protocol, and then come back and do a final test after the remediation to make sure it was successful.

So a company who specializes in taking the hassle away could be in alignment.Every investor offers to buy as is, cash sale, so I am thinking of de-emphasizing those points in my marketing and focusing on paying all, or some of the costs of the estate handling. 

@Brooke Reeves I really like @Eric Veronica’s answer, and I tend to agree - a hybrid approach is what I have seen work best.The issue that I have seen with a lot of tech companies is that they miss the nuances of a particular scenario, which tend to be difficult to capture in a general intake form.

That doesn't mean it has to take a lot of time on a daily basis ONCE you get smart and are up and running but you do need to know the ins and outs of whatever niche you invest in. Take

Educate yourself on whatever you decide to put the money in. Take

The home needs to be in the same, or better, condition than when they moved in. Take

Pay cash, most sellers will not sell the home and keep the loan as that can put them in a risky position especially if the state you are in takes a while to get someone out of a house they have defaulted on.
