Regulatory environment here matters, quite a bit. 

Dallas has a powerhouse economy beating national job growth by around 100bps, population growth is around 3 times the national average, it is a business friendly environment that attracts real talent, and it is a pretty affordable market relative to other similar locations in the nation. 

His job environment is not healthy, so he has been trying to find another job within the same field, just at a different establishment.

Some have refused to answer certain questions, but they will usually share the inclusive dates, rent rate, and whether there were any lease violations or an eviction.

Not sure what is easier overall (cleaning versus buying and swapping) but I am fairly sure that cleanable is a little better for the environment and slightly cheaper (the filters are pretty cheap so we are probably on the order of $1 to $2 a month - negligible in the scheme of things).Good luck

My only concern is the rising rate environment and the impending economic slowdown many economists are expecting (granted they have been saying this for the past 12-18 months), and what impact this could have on getting overly levered.

I doubt they will extend it to the "A" lending portfolio as many of them have thriving "B" portfolios due to the extremely difficult lending environment the federal government has created in an attempt to help the affordable housing problem that was created by them in the first place. 

We have also built a relationship with members of the historical society, which has allowed us to operate in this challenging environment.
