Prior to that I went through the education modules and took the test to be able to be certified and make the purchase. 

How thorough is that education? 

I've followed BP for a while now but I have finally started taking steps toward achieving my goals. 10 years ago I wish I had entered the industry, rather than going back to school for my degree in education.

Lastly, education rates are up somewhat since 2010 while poverty rates are down.SNAPs (supplemental nutrition assistance program) rate is up a bit however. 

In fact, across the board, out of town investors are buying at *negative returns* which is making it absolutely impossible for savvy, educated investors to even get their foots in the door.
