Jeffery,  while this is a good list some of it just simply is not possible to obtain or worth the effort. 

If said agent performs and double dipping (i.e Duel agency) is legal in his/her state, shouldn't they be compensated for there efforts?

It sounds like you've put a lot of effort into the property.

When I started it took a lot of effort to enter enough data to be able to generate meaningful financial reports.

I’d like to build a team and have a property management company involved that way I can utilize my time and efforts on other things besides maintenance. 

Otherwise , as a tenant, I would do a minimal effort.
