I think I fouled up the intent of the question. 

Neighbors have reported seeing the tenant’s guest smoking so this is the reason for the odor.

We do this because we know pets come with odor and hair and we don't want to ruin our nice furniture.

I have a tenant who has mentioned a foul odor coming from under the house and has asked me to send someone by to go under the house and see if a rodent has died.

What’s the word I’m looking for, it’s in the dictionary between fail and foul... oh yea fool.  

They can also invite some friends or a neighbor over to see if someone else can identify the odor.

Mold is particularly egregious as it can cause health problems, especially in young children.An earthy, stale, and musty odor emanating from a house may signify mold or mildew.

I don't believe any foul play is afoot, just a very enthusiastic and motivated loan officer.

If someone finds something they like better in a day or two, no harm no foul to us - we just move on to the next application.

My partner and I decided we could pay a specialty cleaning company to clean out the mess and odors, then turn around and resell it on the market to other investors as a gut rehab or tear down.
