@Ellis Moyewe really don't know a lot about this situation since there aren't many details in your post... but i don't think this makes any sense for anyone involved here...if it's a flip that's not selling, refinancing may not solve your problem and allow you to pay back the HML in fulland typically a sub to buyer wants a low interest rate... and if you refinance now you won't be getting a low interest rate, you'll just be getting whatever the market offers.and finally.... the vast majority of loans are NOT assumable. 

@Tiana Lazard check with your local municipality, but unlikely you can claim homestead unless it is still your legal address - and you want tenants getting your mail.

Specifically understanding why a visitor would want to stay in Northern Grays Ferry with STR options in close proximity in university city & center city....presumably the locations where your visitors will be spending their time while visiting.  

Now let's be real, yes housing values are up overall in the city, but they do vary by Neighborhood.

Pro - Someone else does the work for you.Con - You have to pay someone else to do the work for you.

Id also recommend if this is your first investment property your buying to have it as close to home as possible.

It also depends if your tenants have good credit they care about.
