Your limiting factor is the amount of INCOME you can do this with and for HOW LONG you can do it. 

One thing to add is that when you buy a new build, your PITI will likely not be factoring in the correct state tax number.

Costs will seem high relative to the loan amount on these smaller loans, $5-6k in lender fees isn't uncommon.
