My background is in IT Consulting and I'm used to a Statement of Work that spells out exactly what is occurring in plain english with all assumptions and exceptions. 

I also provide Hershey bars, graham crackers, and marshmallows for guests...the s’mores care package always makes them happy and I double down with a brick of cheddar, English muffins, and a dozen eggs.

Either self-manage like many on here do, or hire an inexpensive offshore PM who works US hours & speaks eloquent English (that’s what I do).

Bad English aside, which is a tell-tale sign, at least they are being honest that there will be up-front fees and the virtual certainty you will be ripped off.
