They had four small dogs and they ruined the carpet (hence the 100% replacement), but the rest of the house is concrete and tile....which shouldn't really absorb odor.Do you guys wash the walls or ceilings?

So I'm new to real estate investing, been reading and absorbing info for the last couple years and finally made a move (purchased a 2-family) last October.

I know some of these from speaking with you, but sharing what you have to bring, and what you need will have an influence on the best approach..It's always nice if you can get a distressed property to have higher potential returns, but balance that desire with your experience, ability to absorb risk, etc.

I'm definitely in education mode for now, trying to absorb as much information as I can to avoid a huge mistake. 

IMO you are better served buying the thing with enough margin to absorb the extra holding costs if they happen than trying to time it right.  

Trying to soak it in, hoping the more information I absorb the more comfortable I will get about making that leap. 

However I am absorbing info at breakneck speed with the help of BP.
