The “purest” example of cash flow investing is the investor who signs a 10 year lease as a “master tenant” on a commercial building and operates the building generating positive cash flow through releasing the space throughout the 10 years.

In other words, are you looking to make 80k in the next year, or are you looking to create cash flow that will continually generate 80k annually (and create a portfolio within a year that gives off that cash flow)?

The 2,500 would obviously not compare to tax deductions generated in the thousands.

I think most real estate agents won't waste time on buyers who are "coming in with an offer well below asking" with their main justification being they want to pay less, fishing for that rare seller who will randomly accept a much lower offer before dropping list price first to generate competition.
