I would say Short term rentals (air bnb), Mid term rentals (renting to nurses), Fix and flip, mini storage, commercial buildings.

Frame a storage area in the basement that can add a reason to a marginal rent increase.

We add dishwashers, central HVAC in everything we rehab, and try to add some other nice feature when budget allows - full fenced in yard, for example, or nice storage shed, something like that. 

Now i have over 25 buyers on my list and there all looking to invest in 2 and up units , so how would you if you was in my shoes how would you find great duplex deals or talk to the owner of a duplex to.
