If we were heading for a crash, prices wouldn’t be holding steady like that.Now, let me tell you from my own experience—I own 32 properties, and here’s how things have played out:15 have dropped about 20% in value (mostly in areas where demand cooled off).10 have stayed flat, meaning no loss or gain.7 have actually gone up in price, which proves that not everything is crashing—some pockets are still appreciating.And I don’t touch condos.

The fact that you have already owned and sold a rental property gives you a great experience to start from.In terms of the best place to invest - that is whatever place meets your criteria, goals and investing style.Personally flips have not been working as well for me lately, but when we get the right BRRRR deal those are still working well.

Your experience reminds me to manage the portfolio well (i.e. sell losers) and to be patient.

He used to troll these waters for suckers very hard until I found out that his claimed experience and transaction history was fake.

On the other hand, I’m hesitant to simply pay down more of a property, as we don’t need the immediate cash flow.Fortunately, both my wife’s job and mine are recession-proof, which allows us to be a bit more aggressive with our investments.I’d really appreciate advice from investors who have experience with frequent moves or military service.
