A remodel.

Then we will go to the next project for another 15 to 20 mins where we are doing a full remodel on the home for a rental home and permits in process for a new construction ADU, and then we will end in at the 3rd project also a new construction ADU.

I'm not in the business of real estate (flipping, remodeling, sourcing off-market deals, putting together creative deals, etc.). 

With that said, installing a new bathroom or kitchen sink is increasingly expensive and on the coast (or any rural-ish location) contractors are notoriously unreliable..let's be honest, remodeling is always trouble.  

If you are doing a major remodel or substantial development this will quite often trigger the need for a properly sized system to be installed.

The market I’m in is great for renters (but the quality of renters can make you pay attention to their applications)  I’m rehabbing the 3rd house now, plan to remodel the 2nd house after I’m complete and then unsure if I should:-obtain traditional mortgage then should I cash out refi and find more property?

Often what has caused the most damage to a structure is past owners careless remodeling cutting notches holes or completely through structural members of the home.

The REO is Fannie Mae, and they have paid to have the interior of the house remodeled before listing it.The current asking price is $280,000.

I've bought fixer's before, remodeled then sold or kept as rentals but I'm not at all familiar with this "wholesale flipping" concept.
