Having a website isn't a necessity... talking to potential sellers is. 

I've received answers to many of my questions, except one:Is it a necessity, or suggested, to obtain my real estate license prior to investing in real estate? 

Now, we just have too much junk - part necessity and part fluff!

However those assets tend to be more difficult to sell in the first place, making seller financing a necessity especially when the seller is trying to get a decent price.  

For the last three years, we have owned a single rental property out of necessity (negative equity position) and managed it ourselves remotely.

Josh,The "pitch" is almost a necessity - you even have "pitches" from others right here on BP.

I would be really worried about further leverage if you are resorting to CCs out of necessity.  

The key being the necessity to let the property go for taxes in order to clear debt.

First - To be less dependent on my nine to five and - then potentially move on to not needing it and financing whatever bigger things my heart desire while covering the obvious necessities of life.
