There are some interesting pics online showing identical homes next to each other one with retrofit and one without.

I've done comparables in which my subject property and the comparable had identical square footage and lot size, both three bed two bath, built within two years of one another and were only a quarter of a mile away.

i assume the land trust is a vehicle you would use in order to conceal your identity as the potential buyer/seller in this transaction?

I am currently in the process of forming a partnership almost identical to what you are describing (except I would be the more passive investor in the partnership).

We migrated to a more efficient HVAC system as part of the retrofit, but actually ran of the older system during the course of the retrofit.Other similar houses in the neighbourhood have average annual energy consumption 80 - 120% greater than this house.We just acquired another near identical house one block away and I am presently modelling a retrofit plan that, once finished, should see the average annual energy consumption be in the range of 30 - 50kW/m^2.  

They compete with each other for the exact same pool of borrowers, so it's not probable that they will ever be wildly different (as essentially identical products), nor is it probable they will ever be exactly identical (due to competitive forces). 

Here are the details:-2 Identical duplexes @$310k each-Each has (1x) 3bd/2ba w/2car garage & (1x) 2bd/1ba w/ 1 car garage-Each 2bd/1ba’s has a bonus room that can be converted to a 3rd bedroom- the duplex units are separated by their garages (in the middle)-Currently rented on month to month leases way below market.

Thats where I live all the houses are near identical so that helps curb any guess work in my underwriting.
