I'm a product of BP through and through, was on these forums figuring out how to house hack after we already were in contract on a duplex, all the way through making it the foundation of my current business. 

@Allante Loper you probably have all the contacts you need to succeed - you just need to figure out how to properly leverage them!

I'm using both to figure out the potential revenue for our property with comparing the listings that surround it.

I would tell tenant to figure it out themselves or I can cancel the upgrade

Start by talking to your banker and figure out how much you can finance and how much home you can buy.

After that I'm trying to figure different ways to buy with less capital.  

Property taxes and insurance can vary wildly depending on the location in SC - there really isn't a rule of thumb or generic figure that can be used. 

Also, this is why you pay for a good real estate and business focused account.... so you don't have to try to figure out something that is not your expertise or specialty. 

You are smart to pump the brakes on scaling, but keep at the learning aspect as you guys figure out what the next step is.

I would make the check out to both of them and let them figure it out as I assume the lease agreement did not have who was responsible by percentage.
