As for general rent increases, if tenants can pay and are just low on rent then we generally come in and offer a lease at near if not just about average market rent for the unit in the area maybe a smidge under market the idea being if they stay they are getting a deal and don't have to move and I don't need to redo the unit but the rent is essentially up to market.

Noted on the units too, ideally a nice 4plex would be the best case scenario but as you mentioned anything is better from a financial perspective than paying the amount in rent I am currently.This market could cash flow pretty well at 20% down if i find the right property as the prices are below national average and rents are actually fairly good in comparison to property prices (plenty of 1% opportunites on SFH with a minimal cosmetic TLC).

The only "investors" that are buying are a) current investors who are growing their portfolios with "dollar cost averaging" and b) High Earning W2 buyers who want the depreciation and are able to just break even on a 15 yr mtg with 25% down.

Just like it would be difficult to find a local team member at an average labor price to be a web designer/coder, social media manager, and researcher, it's also difficult to find a VA who can do it all at a quality level.
