I am a little shell shock from 1980s and older since things just break like my old 96' Honda Accord.Track Record & Past Performance:Evaluate the operator's past deals using third-party reports (e.g., CoStar, Yardi) - these cost 10-20k a year and again this is not in scope or access of LPs.Verify past performance metrics (walk past assets and secret shop their staff at assets) rather than relying solely on marketing materials.Visit comparable properties physically to validate rent assumptions.

A third reason could be that if you don't do this right, and have to bail on the investment, you could end up under enough debt to lose your primary home.

@Mei Ling Schulz  An agent receiving a referral fee from another party means that the agent had the lead and passed it on to another person. 

The last part is the biggest challenge.

The listing agreement must include the following:* The agreement's valid date (must be signed within the past 30 days)* Brokerage and agent representing the owner* Signature from both parties entering the agreement* Full property address (including the unit number, if applicable)* Terms stating that you have exclusive permission from the owner to rent/lease the property"The problem is I am not a realtor or broker. 

I also stated that if they harmed the home in the process of these repairs, by not using a licensed and trained professional, it would cost me extra.They responded saying they don't feel I can unilaterally request that a tenant not make these repairs, and they would not notify the tenant to cease work.As it stands, I am allowed to have a contractor who is competent look at the job, quote it, but I am not allowed to do the work with that person, until the tenant has had a shot at it.I cannot believe how basically unprofessional, and dangerous this situation is for all parties involved and want confirmation as the woman who works at this management company has no legal degree, and is constantly attempting to wave the legal flag like an expert.

You just have to find the properties for them that need work and get them at price that works for both parties.
