Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Institutional hard money lenders will not lend to you personally or on a home you are occupying.

I do a little private lending here and there.

Will hard money lenders typically lend on properties less then 100k?

We are in the hard money lending business for commercial properties - with loan sizes from $500k to $5 million.  

Hi BP community,I am fairly new to syndications and would love someone seasoned and experienced in syndication world to sit down with me and go over the numbers.

l was just told I would have to pay 23k to refinance a portfolio rehab loan on two properties. they are only lending 70% LTV, my rental rates are $1785 and $1985, but the market rents in the areas are only $1400/1450. 

They lend up to 90%
