This amount is fully refundable for any reason if you do not execute a loan commitment with us and you request in writing within thirty(30) days of the date of this letter the return of the $10,000.signing of the loan commitment, a commitment fee equal to five percent (5%) of the Financing Request is due; three percent (3%) would be payable at the signing, and the remainder would be payable from the loan proceeds at closing.

You could also request it from the agent who quoted that carrier on your behalf since they have access to those carriers / underwriters directly.

If the refund was an additional $1,000, you may have to question if it was worth it.If you did a DIY Cost seg, you likely paid around $600If you went the other route, you likely paid $2,500+The cost to the accountant to prepare the amended return was likely $500+ @Basit Siddiqi return was mid 20k, it was worth it, my post says they adjusted our return that was submitted +$1k so it ended up being more than we were requesting.

I am not beeping harsh as she requested additional eyes which was good and she was receptive to inputs… I consulted on one today that had 95% LTV OO but no PMI, 2% vacancy as self managed including delinquent rent and tenant turnover, a maintenance/cap ex that was based on percentage but was a quad and her allocation was ~50% of my estimate, and no PM even though she intends to move away in a year or so.

Yes I can only imagine the challenges of going back later Thanks for info jay ya thats the first time I have had that happen and like I said the seller of this property is very lucky it was me he needed a deed from :)  we got it out same day they requested it.

Permit application was far easier than Escondido and Escondido inspections let you pick between am and pm but the request seems to be ignored.

So far overall my experience with rentredi has been really good (I found them through the BP ads) and I can recommend but I do still get contacted by my tenants for their maintenance requests which is the main drawback of not having a full property manager in my eyes.

One work around this problem would be to request your Ex to provide you with a payment history of the mortgage payments  she has made (i.e. cancelled checks, bank statements showing the payments have been sent, etc.).
