Its not doing much sitting in the bank/ stock market/money market funds.

Im trying to guesstimate properly what my actual taxes on the sale would be to see if a 1031 is worth it or just use the cash from sale and invest later/stocks etc.Thanks

The less risky/more logical avenue seems to be to LTR one unit for more predictable cash flow and STR the other unit to create availability for my relatives when they come to visit.
