In general, Orange and Seminole counties are not very STR-friendly but Lake and Osceola are more so.

I assume that you are looking in Orange County on "RealForeclose"?

Nicely done on 18 days, Under new laws from June the Tenant always can get a 2 week adjournment at court appearance, but being in the process of an eviction in Orange County Ny there is at the very least the following:1 - 14 day notice 2 - Petition filed with the court which means court date will for sure not be until at least enough time for court to notify tenant (usually 7-10 days) 3 - 2 week adjournment, = Min 5 weeks and that's before the date when judge set the eviction deadline for.  

It's a crap return if you buy at $460k in 2020.I'm guessing the property has appreciated to the point that the sellers are now sitting on a pretty low ROE, and are trying to cash out at the expense of unsuspecting buyer, so that they can deploy their capital more profitably.Apples and oranges, I'm afraid.

Currently a nomad in Orange County, and looking to relocate since CA seems expensive for a newbie.
