All the easy fruit is gone and I do piss on myself because every property I bought and fixed up is worth millions today, should of kept one.

Starting to see that this path may not be a fruitful one to follow.

Dont we all...Put some of your own nut into the game then ask this question a few years later when you're established with a proven track record. 

There are shysters in every business waiting to take your money… so go online, read reviews, ask for several references and call them to see if they were satisfied before you move forward.Wishing you a Happy & fruitful house-hack!

In my own experience I prefer everything to be in business entities from soup to nuts.

Day night and all in between looking for ANYTHING that could be a red flag (gangbangers, graffiti, broken windows etc) When I see kids riding bikes, fruit vendors on the corner, you know its not super terrible. 

I believe that anyone who is serious about an opportunity like this can be taught the "nuts & bolts" so while experience is nice, it's hustle and commitment that I am looking for here. 

But, attorneys typically look for the low hanging fruit when they sue.

The Oakland City Council is nuts.
