In a market like KC your $300,000 would get you a $1.2mm purcahse which would be 10-15 units depending on the class and location (could be a bit more or a bit less).

Diversifying your portfolio can provide stability and growth potential, especially if you explore different types of properties or geographic locations.

For instance, depending on your location insurance costs could be much much higher than indicated in the book, construction costs are a lot higher, etc.
