BiggerPockets is a great place to find featured agents experienced with long-term rental investments—they can guide you to cash-flowing properties and connect you with resources like contractors and property managers.

Its hard to find deals unless you are connected, advertise a lot, cold call a lot, knock a lot, and/or work very hard at it. 

They can offer support, share resources, and connect you with other landlords who’ve faced similar challenges.

If you signed a 3% buyers representation agreement and the seller is only paying 2.5% and nothing more then just ask that your agent amend the buyers representation to 2.5% so you are not on the hook for the last %I will say, some agents are VERY strict and won't budge from 3% fee which in my opinion is kind of ridiculous.If you are my client and the seller is only paying a 2.5 % fee I won't ask you for the additional 0.5%.

I've been in each unit within the last week so we can rule out the portable washing machine.After hunting season (insert "you might be a redneck" joke here), I'll move one of my trail cameras into the laundry if the problem persists.  

My grandmother is the last tenant in a string of their abandoned properties.I don't want to be stuck with trying to figure how to dispose or move the trailer.
