I do this for a number of data points... the data sets I find most relevant are home ownership %, median household income, % of people w/ at least a HS diploma, % of people w/ at least a bachelors degree, % of vacant housing units, and school data from some independent rating site (I personally look at niche a lot).

Hey @Don Konipol, we only do STR, but for mid term stays, you can't really expect people to bring a full household of furniture etc when they are traveling workers.Frankly, I would leave our vacation rental as is except for the various consumables.

In that lease, I tell them I pay the first 140.00/mo, and anything over that, they must split, based on the number of people in the household (so if there are 3 in one unit and 4 in the other, one tenant will pay 3/7 of the overage, and one tenant will pay 4/7 of the overage).

LEDs last over 10 years(some over 20-30 yrs) in household usage, so if 1 randomly burns out, you’ll notice it at turnover and the cost for a few month’s usage won’t be worth mentioning.Michael
