The person calling could just as easily be someone maliciously trying to harm a competitor, and they will generally refuse to get in the middle.

Add in the deception and harm to sellers, and I believe the unlicensed brokers make a good case to stop this garbage.

Not only does that put you at risk of wasting massive amounts of time, but you may end up being known as the buyer that doesn't close, which could harm your ability to see other deals earlier than other investors.
