Have a person who can guide you through the couple of deals you do at first to make sure you can really know how to do a deal from start to finish (not the remodeling, but systems)3.

Something that will help shed some light on this is reading Garrett Sutton's book "Start Your Own Corporation" as well as Robert Kiyosaki's "Rich Dad's Guide to Investing".  

I recommend you buy "Every Landlord's Legal Guide" by NOLO.

I am happy to send you his information - he has a whole STR investment neighborhood guide for the Dallas Metro area. 

Like that on BP, Scotsman Guide, AAPL, CMA, NPLA, and so on, referral sites like these are a dime a dozen.

If they offered seller finance to us, those funds could then be used to pay for the lease at our home if we swap however they are retired, what about tenant screening amongst other things, not sure what type of deal structure is best for this scenario but if anyone can guide me with any feedback is greatly appreciated.
