Use white noise during periods of heavy concentrationI find when studying or researching, intense focus and concentration is needed.All of us humans have an issue with this, unless we’re superhuman.The most ideal way to solve this issue is such:Find a place where you can work uninterrupted.Turn off your phone and ALL distractions.Gather all of your materials needed for the task, whatever it may be.Put them out in an organized fashion where you can get to them quickly and easily.Gather all of your writing utensils and notebooks; anything you need.Set an alarm on your phone for 52 minutes.Go to Youtube.Do a search for white noise.Put a white noise video on play.Turn it up to a comfortable level.Start the 52 minute clock.Get to work.Work for 52 minutes straight.Do not let anything break your concentration or interrupt your focus.Keep working.At the end of 52 minutes, you will potentially be exhausted; mentally and, potentially, physically.Walk away from all of this for 17 minutes.

The large wholesalers spend minimum 5 digits in hot markets where the profits are good like SoCal... one deal is so profitable like you've experienced that people ramp up the marketing efforts.Buying at 90% ARV from delusional sellers when hot foreign money that needs to be laundered is flooding your market makes profitability difficult and wastes a lot of time chasing the deals that everyone sees on MLS.Our company partnered up with a company that gets their lists in a more unique fashion than what is typically mentioned here and offer that to our clients for their mailing so they get better responses.It's better to dominate in a smaller market, than be a small fish in a competitive market is what I believe and what others have said as well in the podcasts.Even though our company offers direct mail and I've hooked people up, I think you need to re-visit your strategy and think about what you can do differently to improve the quality of your lists before mailing.

A good mortgage broker (not a bank) can walk you through your options, assess what is holding you back, and advise what you can do to fix it.Call me old fashioned, but I don't think you are ready to invest until/unless you fix those underlying issues first.
