Renting to people that aren't friends can be great, but also, one tenant can make everyone's lives miserable, so that's why I start with short leases in the beginning. 

Please suggest if you think any other budget friendly ideas.

But this is for ski in/out and guests tend to prefer more eco-friendly, etc. products.

I got interested in senior housing in 2015 when I helped a friend put a financing deal in place for a Green House project in Tennessee.

That being said, we might see continued focus on business-friendly policies, particularly in sectors like real estate and construction.There’s been discussion in the past about indexing capital gains taxes to inflation or lowering capital gains tax rates further.

There’s just something about owning a duplex or triplex that makes the numbers more forgiving...you’ve got multiple units covering your expenses, and if one tenant’s late on rent, at least the others might keep the ship afloat.A friend of mine once worked with a client who snagged a triplex down in Austin and ended up treating me to breakfast tacos after those first rent checks cleared.

Don’t talk with your spouse unless they want to, not your friends or coworkers, not your family.  

I'm also open to flipping once I have some more funds on hand as I have some friends here I know that could help me with the right contractors to work with and start to make some money that way to get more properties.

I have California investor friends buying in Texas (Dallas and San Antonio).
