No experience with Fairmount, but after a quick web search, they don't look any different than any other DSCR lender... which means they aren't special.Are you working with a broker? 

I'd also recommend these two books by Avery CarlSmarter Short-Term RentalsShort-Term Rentals, Long-Term WealthI've been doing a lot of the BiggerPockets books as audio books while I drive instead of just my usual podcasts when I really want to drill down and learn a specific topic and I'm loving it so far.

The taxes, insurance, legal, upkeep, vacancies will drive you nuts if a few hundred dollars ruins your day. ;-) When foreclosures are common, (which they are not right now), I send out two thousand letters a week.

Finally, our W2 jobs pay well and don't leave time to focus on making the rentals into a business and with having lost the drive to do it I'm just feeling a bit lost since these houses were a big part of my retirement plan-- and now I resent them. 

If you drive through residential streets versus MFU neighborhoods, there is a distinct difference in most (not all) cases.

I am looking to move as early as November of this year to get a second property closer to Washington DC (~ 1 hour drive). 

Love for investors / agents / marketing folks to weigh in.....Some software that I have tried demos on is the following:Podio, wise Agent, investorPO, contactually, fresh sales, pipe drive, HubSpot.... to name a few.

The bottom line for me is that I drive every day.

Down the road, if the borrower is in a different situation and they want to use conventional financing, the loans that they personally guaranteed will count against their 10 properties financed when a conventional underwriter pulls a drive report.
