So now, there is evidence that the seller attempted to evade the true extent of the leak, not only would a prudent buyer who may have been told that story of it being a very minor issue may have inspected, but since the ceiling job had not been disclosed...making an assessment difficult if not impossible, the judge now believes the buyer's side.The judge hammers the seller, dang near if not fraud and hammers the listing agent because with his expected expertise he should have known!

I am pretty dang certain the few short sales I have purchased the banks would not have been ok with it because I had asked if i could close in my personal name after starting the paperwork in an LLC, and basically it had to go through the whole chain of command again to get approval from every lender involved to change the name again at closing time.

I dang sure would not be deeding the property in any manner without knowing the type of lien and have an acceptable way to cure that lien clouding title taken subject to that lien. :)

I'm just sending a letter to the ex-tenant (the first letter since the judgement a few weeks ago) to lay out the total amount owed, how to contact me and that I'm willing to work with him, along with copies of all the invoices for damage etc.
