Flipping is probably a little more intense, but can still be done with a day job, but again, my average flip versus my average rental: flip has made much better returns.And as for generational wealth and handing down something to your kids... well, I guess I view it as: if I can hand my kids a $10mm trust fund held in public securities, or $10mm real estate portfolio, they are going to be pretty set either way, but a real estate portfolio will continually have costs and work, a brokerage account is a bit more set and forget, with some periodic rebalancing.

If you’d like to continue renting I need to know when you plan to reoccupy the property unless your son would like to apply separately.

I'm also growing a network of potential partners and investors, and will likely turn to them if that ceiling continues proving to be problematic - and will do so for larger properties even if I'm able to break through the ceiling on my own.

Although I am outside of my comfort zone and feel like an absolute tool (I'm lost and that's uncomfortable), my faith, drive, and want to achieve my family and life goals continues to motivate me to get outside of my comfort zone and push for continuous improvement.

My recommendation is to not only read books, but just continue to educate yourself in anyway possible in network with others who have been doing it for a very long time.

For illustration purposes, the investor with engineering and/or construction background may excel building in a market where there is ease in doing business and can build efficiently whereas the doctor may have greater success in the established market where significant barriers already exist but can afford the entry price and can ride the waive of continued appreciation and offset their high salary by depreciating the expensive building they acquired.
