@Sean Snider & @Stephen Barnabei  He ended up catching up with some back rent about a month ago, I'll probably have to chase him again this month, not a bad guy, I've know him 20 years, just a pain in the *** when it comes to making payments.

Right now isn't the best time, as many property managers are going bonkers right now with rental turnover, but if you catch them at the right time, they are typically, more than willing to spend 5 minutes of their time to offer help.

@Libby Baugher I get all my properties professionally inspected after we strike a deal.  95% of the time it is a "waste of money," but 5% of the time they catch things I missed.

You might catch more buyers because most of them will search all listings up to increments like that.For example if they are searching properties 145K and under you are missing this group by being priced at 146K.

And I don't see supply catching up anytime soon -- sound off if you don't agree, maybe you see something I don't.I read in some other threads here that the new stuff being built is the newer/nicer and larger scale MF units, and obviously that is going to rent at higher rates, being newer/nicer and all.
