Purchase price: $10,000 Cash invested: $10,000 Land flip.

Secured by Deed of Trust.The property is a manufactured home attached to land in Southern Colorado.

Take it or leave it, don't get cute, and I put them on the clock then.I did the same thing with my last land deal as the buyer.

If you're actually correct and the village has a 59k assessement on the land but the reality is the land is worth 20k, then I'd consider getting an appraiser even. 

We're looking to buy first or second line on the beach, potentially purchasing land and doing a new build. 

But I also have questions to see if anyone thinks this is a solid deal and what they expect to see as appreciation with these manufactured homes on land not in a park.
