For starter agents Keller has a great training program  once you get trained then you can move to less expensive options.. but a good start is to get on a Keller team.My wife and I are with Soldera and they are a great boutique firm with high dollar producers not really a starter office...

There is a Keller Williams office in Maricopa County (Phoenix AZ) that claims to have over 9,000 "ready" buyers in their data base and that I should list with them because they will sell the house before it even hits the MLS.

Either you can pay an attorney a flat rate to review (you pay them whether or not it goes through) OR you can go into a larger brokerage in your area (like a Keller Williams) and just ask if someone would be willing to write up the contracts for you for "x" amount or "x%" .
