I ran vacancy and cap ex at 10% just to see what it looked like.  

I ran comps houses selling for 150,000 fully upgraded.

I ran for city council last year as a 25 year old and got almost 40% of the vote.

I ran my numbers with both of the units rented out and included the vacancy rate, cap ex, repairs.

@James Cannon not much to add to the advice above.. other than when I ran my HML shops I was a relationship lender..

I ran the numbers again and it worked fine.  

I ran into a couple who are distressed sellers and they need to sell their home asap.

It's lucky in a lot of asian cultures.
