Both of these providers have the ability to store docs and other info about your property.But if you're looking to simply track links to your mortgage servicer, utility providers, etc. a simple Google sheet should do the job.

Key issue they are looking for is consistency in application within a range of judgment.  

If you know where the tenant works (perhaps from their rental application or a neighbor or facebook), you could serve the notice elsewhere. 

Foolishly, we initiated the application process with them before looking up the reviews and will already have to pay a cancellation fee if we do decide to back out. 

@Lucas MoralesIf you have coin op laundry in the building as well make sure you have a machine that gives quarters as I have had people use the vending machine to get their quarters for laundry and you have to constantly restock it.Personally I would say it’s not worth it unless you are far from grocery / convenience store.

I can even do it with grocery store carts.  

You could be buying a small manufacturer, or a retail store.  

If you are up in the mountains, somewhere to store snowboards.

I like the pre-qualification and application process, as well as the reasonably-priced, tenant-paid background checks.

This does require owner occupancy of both units for at least a year for condo application submission, but also assumes a number of other things including that nothing was performed with respect to prior historical tenancies that would disqualify you from a condo conversion.While the aforementioned would be ideal, it would be all for naught if Planning determines that if at any one time the ground floor was rented in the past.
