There are investors doing deals in virtually every neighborhood in the valley.   

It borders my property on two sides, and virtually anything short of it staying the way it is (wooded) is going to severely derail my quality of life - and I'd rather not have to move. 

Most who were doing OOS RE at the Great Recession lost virtually everything.

I get one virtually everyday for one of my properties. 

If we refinance, I think I can get our payment down to around $400 per month, at which point the average monthly cashflow from our existing rental can take care of our primary mortgage and we'll have virtually no house payment (except for taxes and insurance).  

I'm sure some of the internet options are good, but it is much harder (at least for me) to do due diligence with a virtual company.

Likewise, there is virtually zero appreciation in high cash flow markets like the Midwest.Personally, I do all my cash flow investing out of state (Baltimore, MD)

If these are A or B class tenants, simply tell them you collect rent virtually and offer to help.
