He can charge you if the doorknob is broken or you hung a tv on the wall.My advice, is to take a good look at the unit.

They may not have a sexy commercial on TV....but finding a good one will pay off dividends.

this would give the compressor a direct link from the garage to the house. some electric motors ( which this compressor has) can force a back feed as though it were a generator. this would cause the compressor to back feed directly into the main panel and overload the whole house without passing thru the main breaker in the main panel. we could have a twofold problem here. a defective compressor and a direct ( wrong wired) connection. in any case, this tenant had no business messing with the electrical system of your house and could have cost you the house and perhaps some lives. this would be grounds for me to evict or not renew the lease. if there were no problems prior to this, the loss of his tv sets are his fault not yours. throw the bum out and for safety sake, have another electrician check things out completely

The 1900+ square foot 3/2 is fully furnished, has WIFI, new appliances, new smart TV.  

For the more experienced investors, this "hack" of the week is "commonsense" but for the newbies out there, this will be very helpful for you.You may be enamored by all these flipping shows on TV and you may decide that YOU will go and buy houses to fix in your market.

Hope this helps but i am the same way, when people cold call me asking if I can give them an estimate to repair a house i ask them who they are and where they know me from, The contracting side is a relationship game just the same. watch the flipping shows on TV and they have the same contractors go out to look at the house and they always say, "same flip materials" so these people have developed that relationship and know what they want and what to expect.
